This historic waterfront building adjacent to the new Chihuly Glass Museum involved the complex renovation of 30,000 sf and the design and construction of a 20,000 sf expansion.
Considerations included seismic upgrades, complete systems replacement, and approval from the City of Tacoma and the National Park Service to allow the developer to maintain favored tax status for the historic landmark. The process included a significant value engineering component.
The finished development includes thirty-six loft apartments, street-level retail shops, and a private art gallery.
